The property enjoys panoramic views over the wooded slopes of the Tiber valley and each room is individually decorated, many with four-poster beds and beamed ceilings. There is a scenically positioned swimming pool, landscaped gardens, a library, small spa and a boules court. The restaurant serves excellent Umbrian food and wines, with a focus on regional and seasonal produce. Weather permitting (which it usually does) meals are served outside on the terrace.

A variety of activities can be arranged, including guided walks and horse-riding in the surrounding countryside, golf, tennis and hot-air balloon trips. The historic Umbrian towns of Perugia, Gubbio and Assisi are nearby, and Florence is 90 minutes away.
